Reimagining Multifamily Operations
Three operators and Findigs CRO Brian Korchin on what centralizes well, why speed closes leases, how AI-generated documents are reaching real applications, and where rents go from here.
The four takeaways
Centralize the back office, not the relationship
Accounts payable, payroll, delinquency follow-up, and renewals centralize well. Resident-facing work does not always. Galina Shirshova of RPM Living described what happened when her team centralized an assistant manager role for delinquency and renewals: it added handoff work for the on-site community manager.
Speed closes leases
Jeff Weinberg, Drexel Properties, and Peter Ruddy, Ruddy Management. Jeff moved Drexel Properties from working every guest card by hand to automated qualification before a human steps in. Peter put a number on why it matters: when a lead is not contacted within 60 minutes, the odds of converting drop almost 85 percent.
Fraud is outpacing verification
Jeff Weinberg, Drexel Properties. AI-generated pay stubs and IDs are showing up in real applications. Drexel Properties added an ID selfie requirement, and verification now takes longer to clear.
Two markets, two problems
The panel. DC, Richmond, Raleigh, and Tampa have not hit bottom on rent declines. Chicago is undersupplied and renters are bidding prices up.
