Introducing: The State of Decisioning by Findigs

Our first quarterly benchmark follows a rental application from submission to a year after move-in, built from Findigs platform data, not a survey.

Key takeaways

  • Built from Q3 2026 platform data across 42 states and D.C.
  • Slower decisions come with more cancellations
  • Most applications arrive outside weekday business hours
  • The full report covers approval rates, credit floors, post-lease outcomes, and fraud

Every operator knows their own approval rate. Very few know how it compares with other operators, how long decisions take elsewhere, or what happens to those leases months later.

The Findigs State of Decisioning Report puts numbers on it. The first edition covers July through September 2026.

Where the data comes from

Findigs sees 3 parts of the same application: who applied, the decision, and what happened after move-in. Most tools can tell you who applied, or what was decided. Almost none can tell you what happened after the lease signed. Seeing all three for the same leases is what makes a benchmark like this possible.

Every figure comes from activity on the Findigs network during the quarter. We left out any metric with fewer than 1,000 data points or 5 customers, and we don't name any operator or portfolio.

Two findings that stood out

Steve Carroll, our CEO, chose two findings for his opening letter.

The first is about time. Of applications waiting more than 48 hours, nearly 1 in 5 ends in cancellation. Applications decided within an hour cancel far less often.

The second is about when renters apply. 55% of applications come in outside weekday business hours. Only 28% of decisions do.

Renters apply on their own schedule. Decisions mostly happen on the office's.

What's in the full report

  • How decision speed compares between automated and manual review
  • Approval rates by credit band, and how they shift by region
  • Where operators actually set their credit floors
  • How Findigs-decisioned leases perform over their first 12 months
  • How often applications get flagged for fraud, and what kind

This is edition one. We'll publish a new one every quarter.
