Tenant credit check

Evaluate credit, not a raw score.

Findigs reads each applicant's credit against the thresholds you set, so a number becomes a clear read on whether the file meets policy.

The problem

A raw score is not a decision.

A bureau score tells you a number, not whether the file meets your policy, and every reviewer reads a thin file differently.

The Findigs answer

Credit against your threshold.

Findigs reads the credit file against the thresholds you set and returns whether the applicant meets policy, not a bare bureau score.

Fairness

A consistent read, every time.

Credit is read against the same thresholds on every application, so the result is consistent across properties and reviewers, with the reasons logged.

How it works

How the credit read runs.

01

Pull the file

Findigs pulls the credit file with tradelines, balances, and derogatory marks, FCRA consent logged.

02

Read against your policy

The file is read against your thresholds, lookback windows, and exception rules, not a bureau number.

03

Log the reasons

Findigs logs the result with the specific reasons cited, ready for an audit.

Underwriting

Credit feeds the policy.

The credit read flows into policy and criteria, where your income multiples, thresholds, and lookback windows turn it into part of the decision.

FAQ

Credit check questions

Does Findigs use a credit score?

Findigs reads the underlying credit file against the thresholds an operator has configured, so the result is a meets-policy read rather than a bureau-supplied score on its own.

Can operators set their own credit thresholds?

Yes. Income multiples, credit thresholds, lookback windows, and exception rules are all operator-tunable inside the policy, and every change is versioned in the audit trail.

What about thin-file or no-credit applicants?

Thin-file and no-credit applicants are routed through the exception rules in your policy, where verified income, guarantor, and additional deposit paths can carry the file under a defined, consistent rule.

Trust and compliance

Every decision is handled under FCRA, encrypted in transit and at rest, applied as consistent policy with an individualized assessment, and logged to a full audit trail.
